Selling Your Home - Our Process

Before the Home is Listed, Following are the Services Provided by Your Houston Realtor:

  • Prepare Competitive Market Analysis (CMA) to assist seller in pricing home correctly
  • Execute listing agreement
  • Prepare profile sheet
  • Prepare advertising schedule
  • Prepare marketing plan
  • Suggest cosmetic improvements when applicable
  • Discuss possible placement of a home tender
  • Take photos of the property
  • Schedule a photo session if applicable

Week 1 - Home Sales Process
  • Accept, process and submit listing
  • Enter listing into MLS database
  • Place “For Sale” sign and lockbox on property, if appropriate
  • Display property profile sheet online
  • Add photo gallery online
  • Schedule listing for next available office tour
  • Promote listing at next sales meeting
  • Prepare advertising copy and schedule ads
Week 2 - Home Sales Process
  • Direct mail “Just Listed” cards to appropriate neighborhoods
  • Prepare and submit property information for promotional distribution
  • GK’s “Houston Home Registry”
  • Report activity to seller
  • Promote and hold broker open house
Week 3 - Home Sales Process
  • Promote and hold public open house, if appropriate (advertised in Houston Chronicle)
  • Report activity and feedback from showings to seller
Week 4 - Home Sales Process
  • Follow-up with agent showings
  • Report activity to seller
  • Provide seller with first 30-day report, including summary of marketing efforts, suggested marketing changes and copies of all advertisements
After 30 Days - Home Sales Process
Weekly
  • Follow-up with prospects and agents who have seen property
  • Report activity and feedback to seller
  • Promote listing with other agents
  • Sales meeting discussions
Monthly
  • Advise real estate community of status changes
  • Review current market statistics with seller and revise pricing and marketing strategy, if appropriate
  • Schedule and promote broker open houses and possible public open houses
  • Review feedback from agents and prospective buyers and suggest implementation of appropriate changes
  • Prepare monthly written report of activity and agents’ comments for seller
  • Coordinate advertising and provide copy to seller
  • Re-contact all agents who showed property to advise of any status changes
  • Continue to promote property until it is sold
After Acceptance of an Offer
  • Assist seller with transaction details, from contract to closing
  • Provide seller with estimate of closing costs
  • Coordinate inspections when needed
  • Facilitate seller’s communications with buyer regarding inspection issues
Meet with appraisers and provide comparables
  • Apprise seller of timetable for contract compliance
  • Facilitate conversations with title company regarding any title issues
  • Assist in scheduling contractors or workmen to perform repairs
  • Review closing checklist with seller
